My widowed mother was set to buy a home in Gilbert after my father, her husband, died. She wanted a home close to me and found one in the near proximity. However, she knew nothing about spotting any foundation or settlement problems with the home in advance of purchasing it. He did a manometer survey and informed me that day after the survey was completed that there was some severe settlement in the foundation.
When asked he felt that the costs to stabilize the house and do the repairs caused by the settlement would be substantial. Escrow was set to close the next morning and my mother was able to back out which she did.
