Permanent Foundation Repair: How Push Piers Restored Stability to a Sinking Paradise Valley Home

A homeowner in Lakeside, Arizona, faced a significant foundation settlement issue in their 1500 sq ft home, built in 1975. The home, constructed on a crawlspace with an asphalt tile roof, had begun to show signs of foundation failure. Vertical cracks in the interior walls, uneven floors, and noticeable sinking in various parts of the house raised concerns. These problems were particularly evident in the bedroom and kitchen areas, where cracks in the drywall continued to worsen. Before they could proceed with much-needed home renovations, they needed to address the structural integrity of their foundation.

 

The first step was a comprehensive foundation inspection, which included a manometer survey to assess the extent of the settlement. The survey revealed that the foundation was sinking due to moisture changes in the soil, which is common in Arizona's arid climate. These soil shifts had caused the house to lose its level foundation, putting undue stress on the structure.

 

A foundation repair plan was developed that included the installation of 16 push piers, 2 helical piers, and 10 SmartJacks. Push piers were chosen for their ability to bypass the problematic soil and transfer the weight of the home onto deeper, stable bedrock or load-bearing strata. Helical piers were used in areas where lighter loads were present, providing additional support. SmartJacks were included to reinforce and stabilize the crawlspace.

 

The repair process began with careful excavation at each pier installation point. Workers hand-dug 15 pits, each approximately 3 feet wide and deep, to access the foundation's footing. The foundation footings were then trimmed and prepared for the installation of steel pier brackets. These brackets were essential for connecting the foundation to the push piers and helical piles.

 

Hydraulic rams were used to drive the steel push piers deep into the ground until they reached stable load-bearing layers, typically around 20 feet deep in the Arizona area. Once the piers were secured, the home's weight was carefully transferred onto the piers, and a controlled lift was performed to raise the sinking sections of the house. The helical piers were installed in a similar manner, using a large screw-like blade to drill into the soil until sufficient resistance was met, ensuring a stable foundation.

 

While full recovery of the foundation was not guaranteed, the homeowner was satisfied with the stabilization achieved. The hydraulic lifting process reduced the severity of the cracks and leveled the floors enough to allow for future interior repairs and remodeling.

 

After the lifting was complete, the pits were backfilled, and the landscape was restored to its original state. The push piers and helical piles remained hidden beneath the surface, providing long-term support without altering the appearance of the home. With the foundation stabilized, the homeowner could now proceed with drywall repairs, flooring adjustments, and other renovations with confidence.

 

This project in Lakeside demonstrated the effectiveness of using push piers and helical piles to address foundation settlement. By implementing these proven repair methods, the homeowner successfully stabilized their home, preventing further structural damage and ensuring the longevity of their investment.
