This project in Chandler, Arizona, involved a detailed interior stem wall repair to restore the structural integrity of the home. The stem wall had visible signs of deterioration, including cracking, chipping, and corrosion near the base of the framing. Our crew removed damaged concrete, cleaned the exposed rebar, and applied a corrosion-resistant patching compound to rebuild the wall. The completed repair now provides a smooth, reinforced surface that helps prevent further damage from moisture and oxidation.
This restoration not only improves the structural soundness of the wall but also enhances protection against Arizona’s fluctuating indoor humidity and slab moisture levels—both common culprits behind stem wall deterioration in Maricopa County homes.
This Chandler, Arizona home underwent a detailed interior stem wall restoration to address severe cracking and rebar corrosion beneath the wall framing. Before the repair, moisture had caused oxidation in the embedded steel reinforcement, leading to concrete flaking and surface damage.
Our crew removed the deteriorated concrete, treated the exposed steel to halt corrosion, and applied a high-strength repair mortar engineered for long-term durability. The new concrete surface creates a continuous, sealed barrier between the stem wall and the surrounding environment—helping protect against moisture, oxidation, and interior wall instability.
This repair not only strengthens the home’s foundation but also prevents future cracking and cosmetic damage along the base of the wall, ensuring lasting protection against Arizona’s humid indoor conditions and seasonal soil movement.
The Homeowner wants the sell the home but first wants to do the right thing and fix the stem wall. Our crew replaced the existing rebar with our non-ferrous composite.
The Homeowner of this early 2000s Chandler home noticed horizontal cracking in their stem well. The horizontal cracking was caused by the existing rebar becoming oxidized and damaging the surrounding concrete. Rightfully concerned, the Homeowner called Arizona Foundation Solutions and our crew replaced the rebar with our patented non-ferrous composite.
The stem wall at this Chandler home was showing signs of failure. our chip out existing failed concrete to fractured rock and behind existing rebar. Remove existing rebar and replace with our existing non-ferrous composite. They patched the stem wall with cement non shrink cement mortar patch then backfilled excavated area. AZFS warrants the replaced rebar against rust for the life of the structure.
