After examining the home and performing the manometer survey, we believed the home could be experiencing foundation settlement at the north side, the south side and the west side of the home.

Our solution to the foundation settlement issue this home was experiencing was to underpin* the areas that are experiencing movement. *Underpinning is the process of installing deep foundation elements called piles. These piles are driven down past the unstable soils and are then locked up into load bearing strata that can support the loads that are put on them.

We are in the inspection process on a home in Torreón and the home inspector found that the house is off by 2 inches in elevation from one side to the other. There is moisture in the crawl space, so for sure that needs to be taken care of. As far as the symptoms, there are Sheetrock cracks (about 10 total.) Most of them I would consider superficial, but one of them is pretty substantial. Several doors in the home rub on the frame and/or do not latch properly. Finally, the roof has some "wavyness" that could be an indication of movement. The same home was inspected a year ago and it was 2" at that time as well. However, the largest crack has worsened (opening and extending). We need an estimate to find out what it is going to cost us to have you do the repair after we close.

We have owned our home in Torreon for about 9 months. This home was built in 2016. The home has one interior door which cannot close, dry wall cracking and several strike plates which are missed by the door knob mechanism. It appears that this has been caused by a foundation which is sinking. We had a French drain installed uphill of the home in December which I hope will stop further problems. I'd like to see what the true problem is and what can be done to resolve the damage that has already occurred.
