We have a two story home built in 1991 in Flagstaff, AZ. We moved into the home in April 2020.
Over the past year a crack on the second story at the top of our stairwell has grown to about a quarter inch wide (larger than a hairline).
Also on the second floor, we've noticed a crack forming at the top right of a doorway and the door is no longer closing correctly (requires a slight lift to click it closed). Around the same place, a floor joint has come up slightly causing a small but noticeable hump in the second story floor.
There is evidence of horizontal cracking on the first floor (about the same place below the stairwell) that was patched up by previous owners. We'd like to get in front of this and see if/how we need to sure up the Foundation with a structural engineer.

We just bought the home and we planned to have new carpets installed. When the installers ripped up the old carpet they found a large crack and some sinking next to a wall. That said they didn't want to install the new carpet until this was fixed because the carpet wouldn't look right. We need the crack fixed and then small sinking brought up so the concrete is even and smooth enough for the new carpet.

Just looking to get the crawl space and thermal blanket in tip top shape. I haven't been down there myself, but when we moved in two years ago, we were told the thermal blanket had a tear in it. Also, by the looks of your before and after pics, it seems the work you do may cut down on ants and spiders that come right up into the house from the dirt in the crawl space.

The address I entered is a home that we are in the inspection period before we enter official escrow. The home inspection report came back that most of the doors in the home do not stay open on their own and require a door stop to keep them open. The inspector suggested we get the foundation inspected. I will not buy this house without the foundation inspected and a professional opinion and/or recommendation on what, if anything, needs to be done to remedy any potential problems. Foundation has settled in one portion of the house. Seems to also fluctuate with moisture. This has thrown off the levelness of the flooring in that portion of the house as well as the ability for doors to latch. I hesitate to rehang the doors, because if the ground gets saturated with water, as it does during monsoons, then it will throw off the doors again.

Hello, I just went under contract to purchase a house. Hi! I'm looking to get an inspection as soon as possible. Ideally next week. The house was built in 1950. The 1st floor is very uneven.
